Janitorial services cost in Vietnam is calculated from the number of cleaners you need and how they work, not from floor area, so an accurate figure only comes after a site survey. Two companies with similar floor space can receive very different quotes if they differ in the number of zones to cover, opening hours or the supplies included. In a long-term janitorial contract, the real risk is rarely the starting price. It is the extra charges that appear after signing, when the scope of work was never written down clearly.
BPG Group is ISO 9001:2015 certified and received The Best of Vietnam 2024 award. We use software to record electronic attendance for our cleaning staff on site, so clients can see exactly who worked each shift and how often each task was done.
How janitorial services are priced in Vietnam
Janitorial services in Vietnam are priced mainly on labour: how many people must be on site, how many hours or shifts they work and the type of contract. This is different from one-off jobs such as deep cleaning or carpet cleaning, which are quoted by area and by item. Before reading any janitorial quote, it helps to know the three things it is built on.
- Number of staff: how many cleaners must be present at the same time to cover every area during opening hours, based on floors, zones and the number of people using the site.
- Working arrangement: hourly, full-time on a monthly basis, multi-shift or fixed days each week. Each arrangement is costed differently.
- What is included: whether consumables, tools, chemicals and supervision are part of the rate or charged separately.
For factories, schools or shopping malls that need several cleaners at once, it is better not to settle on a price over the phone. Ask for a site survey and a quote broken down by position. The working arrangement is the first decision, because it sets how the rest of the quote is calculated.
Hourly, monthly and multi-shift janitorial services compared
Janitorial pricing in Vietnam follows four common working arrangements: hourly, full-time monthly, multi-staff multi-shift and fixed weekly days. Each one suits a different size of site. The table below shows how each arrangement is calculated and what moves the rate, so you can choose the right one before asking for a quote.
| Arrangement | How it is calculated | Best for | Main cost drivers |
| Hourly (part-time) | Hours per day and visits per week | Small offices and shops with a light workload | Hours per day, visits per week, areas covered |
| Full-time monthly | Monthly, with dedicated staff at one site | Mid-sized offices and showrooms that need someone on site all day | Number of staff, floors or zones, tasks on the checklist |
| Multi-staff, multi-shift | Positions, shifts and a supervisor in charge | Factories, warehouses, schools and shopping malls | Service points, shifts, supervision needs |
| Fixed weekly days | Visits per week and workload per visit | Sites that stay fairly clean and do not need daily cover | Visits per week, workload per visit |
This table explains how each arrangement is costed. It is not a price list. The actual rate is set after a survey of staff numbers, task frequency and the site itself, so please contact us for a quote. Small, quiet sites can often use hourly or weekly cover, while busy sites that need constant attention are better served by full-time staff. Once the arrangement is clear, the final rate still depends on several other factors.
5 factors that affect janitorial services cost
The five factors that affect janitorial services cost in Vietnam are the working arrangement, the number of staff and service points, the type of site, frequency and working hours, and supplies and supervision. They work together, so when comparing quotes, first make sure every quote covers the same scope before you compare the totals. The graphic below sums up the five factors in the order used in this section.

Working arrangement
The working arrangement has a direct effect on price because it decides how many paid hours you need each day. You can combine arrangements in one contract, for example a full-time cleaner for a busy floor and hourly cover for a quiet area, instead of using one arrangement everywhere.
- Hourly cleaning suits small sites, so you do not pay for time when there is nothing to do.
- Full-time cleaning suits multi-floor sites that need someone on hand for daily issues such as spills or restocking restrooms.
Number of staff and service points
Staff numbers and service points affect cost because a site split into many separate zones needs more cleaners or a rotation plan, which adds coordination and supervision. The number of people using the site each day also decides how often bins, supplies and shared areas need attention.
- Sites with many floors, buildings or retail points need staff assigned to each zone or a clear rotation schedule.
- Busy offices, schools and shopping malls need more frequent cleaning of restrooms and common areas.
Type of site
The type of site affects cost because each environment needs different training, chemicals and shift planning, even with the same number of staff.
- Offices focus on desks, pantries, restrooms and reception areas.
- Factories and warehouses need staff who work around production shifts and understand safety and 5S rules, so the line is not disrupted.
- Schools need methods, chemicals and timing that are safe for children.
- Shopping malls, supermarkets and showrooms plan staff and frequency around visitor numbers, which often rise at weekends and on holidays.
Frequency and working hours
Frequency and working hours change the rate, especially when work falls outside office hours. Under Article 98 of the Vietnam Labour Code No. 45/2019/QH14, pay for overtime, night work and work on weekly days off or public holidays is higher than for normal hours, so labour at these times costs more.
- After-hours, night or public holiday work may carry a labour surcharge, which should be stated clearly in the quote.
- Contract length and the number of shifts per day affect how dedicated and backup staff are planned.
Supplies and supervision
Supplies and supervision are often overlooked when comparing quotes, yet they decide what you actually pay after signing.
- A rate may or may not include consumables such as toilet paper, hand soap and bin liners, so this should be confirmed in the quote.
- Supervision levels differ: a dedicated supervisor for the area, electronic attendance by shift, or simply staff on site. Each level is costed differently.
Beyond these five factors, sites far from the contractor’s base may add transport costs for staff and equipment, and this should also appear in the quote. Once you understand what makes up the price, the next step is to check which items are most likely to become extra charges if they are not listed separately.
What to list separately in a janitorial quote
A janitorial quote should list four items separately: surcharges for after-hours and holiday work, periodic cleaning tasks, consumables, and changes in scope when the site expands. From our experience managing facility contracts, many cost disputes come from tasks that each side understood differently as “in” or “out” of the contract. The table below suggests how to write these items into the quote.
| Item | Why list it separately | What the quote should state |
| After-hours, night and holiday work | Labour costs more outside office hours, and the need often comes up for events or surprise inspections | Separate rates for weekdays, Sundays and public holidays |
| Periodic cleaning tasks | Carpet cleaning, chair cleaning and floor polishing need their own machines and crew and cannot be done within a janitorial shift | A list of periodic tasks, their frequency and how each one is priced |
| Consumables | Usage changes with the number of people on site and can easily exceed the budget | Whether they are included in the rate, and a list of the specific items |
| Changes in scope | New areas or longer opening hours change the number of staff needed | How the rate will be adjusted when both sides agree to change the scope |
Daily tasks should be attached to the quote as a checklist by area, so both sides use the same reference when checking the work. A quote that separates these items lets you compare contractors fairly, even when one of them quotes far below the others. Periodic tasks such as office carpet cleaning are usually quoted as separate jobs on top of the monthly janitorial fee.
Why an unusually low janitorial quote is a risk
An unusually low janitorial quote often means fewer staff, little or no training, or no plan to replace cleaners who are absent. Service quality tends to slip when a contractor has no backup staff, because each time someone is off, that area is either left empty or covered by pulling a cleaner from another zone. When you compare quotes, it is worth asking these questions.
- How does the contractor recruit and train staff before they start work on your site?
- When a cleaner is absent without notice, how is a replacement arranged?
- Who supervises the team directly, and how can you track staff and task frequency for each shift?
Clear answers to these questions matter more than a small difference in price, because they decide whether the service holds up in month six, not just in month one. How to get a janitorial services quote from BPG Group
BPG Group quotes janitorial services after a site survey, based on the number of staff and the working arrangement, with a backup staffing plan to keep the service running without gaps. The survey helps you decide how many positions and what frequency your site really needs, rather than guessing from floor area. Getting a quote works like this.
- You send basic details: type of site, address, number of floors or zones, number of people using the site and opening hours.
- BPG surveys the site and sets the service points and task frequency for each zone.
- BPG sends a quote based on staff numbers and working arrangement, stating any after-hours, night or holiday surcharges and transport costs if they apply.
- Both sides agree on the scope, checklist and terms before signing.
After signing, staff are selected for experience, conduct, health and fit with your environment, then trained before deployment on procedures, chemicals, equipment, workplace safety and your house rules. Staff are assigned by shift and by area under a supervisor who oversees the work directly, and results and client feedback are reviewed regularly. The full scope of the service is on our daily janitorial services page.
BPG janitorial teams at work
The photos below show BPG staff carrying out janitorial work in offices, schools, supermarkets, building lobbies and factories. They give a sense of the typical tasks on each type of site, which helps when estimating how many positions you may need before discussing a quote.

Each type of site needs a different number of positions and frequency, so these photos only illustrate the scope of work. The exact staffing plan is set during the site survey. Common questions about janitorial quotes are answered below.
Frequently asked questions about janitorial services cost in Vietnam
Does BPG survey the site before quoting janitorial services?
Yes. BPG Group surveys the site before sending a janitorial quote. You only need to send basic details about the type of site, the number of zones and opening hours so we can book the survey, and the quote is then based on staff numbers and working arrangement.
Why is janitorial work not priced per square metre?
Janitorial work is not priced per square metre because the main cost is staff who are on site every day, not a one-off job done with machines. The same floor area can need a different number of cleaners depending on how many people use it, how many zones it has and its opening hours. That is why BPG prices janitorial services by staff numbers and working arrangement.
Are there extra charges for after-hours or holiday work?
After-hours, night and public holiday work may carry a labour surcharge. This surcharge is stated clearly in the quote so you know it in advance, rather than finding it after the contract is signed. If you have events or weekend operations, mention them during the survey.
Can the cost change during the contract?
The cost can change if the scope of work or the number of staff changes from what was agreed, for example when a new area opens or opening hours are extended. In that case, both sides agree on the new scope and rate before it applies. Writing the adjustment method into the contract from the start helps avoid disputes later.
Can a small business hire a cleaner by the hour?
A small business can consider hourly janitorial cover when the site is small and the workload is light, so it does not pay for idle time. The right arrangement is confirmed after the survey, based on the number of zones and daily users. When needs grow, you can move to full-time monthly staff.
